Middle Market Student Housing Assets Enjoy Higher Than Average Rent GrowthMarch 28, 2016 - New student housing communities crammed with expensive amenities are opening around many of the country’s largest, tier-one universities. They compete with each other to attract the same small group of very wealthy students who can afford them. “The majority of the newer properties are priced at the top of the market,” says Taylor Gunn, student housing analytics lead for research firm Axiometrics. Meanwhile, a few investors are putting their money into older, less expensive student housing communities—and achieving higher than average rent growth. To attract residents these less expensive communities don’t have to offer multiple rooftop swimming pools or giant fitness centers—they can compete with newer developers based on price.
